Related California and Weingart Center Association announced today that it closed escrow on a 1.12-acre site in Downtown Los Angeles with plans to build a 302-unit permanent supportive housing development. Once complete, the high-rise, called 600 San Pedro, will be the largest 100% permanent supportive housing development in the City of Los Angeles. The development represents a milestone in the City of Los Angeles’ efforts to address the homelessness crisis and provide much-needed permanent supportive housing to those experiencing homelessness, and it further demonstrates both Related California’s and Weingart Center’s commitment to leading the charge in addressing the homeless crisis facing the region.
"Los Angeles needs all of us, from government to nonprofit and the private sectors, working together to urgently confront our homelessness crisis by building more housing and providing lifesaving services. I want to thank Related and Weingart for their ongoing commitment to building more permanent supportive housing so that people who come inside from tents and encampments can move into homes and communities where they can live healthy, full lives,” said City of Los Angeles Mayor Karen Bass.
Located on the corner of San Pedro and 6th Street in Downtown Los Angeles, the development will offer 298 permanent supportive housing units, four manager units, and a separate 4-story parking structure onsite, providing 212 parking stalls and 172 bicycle parking spaces. In addition to the residential units, the development will also feature approximately 2,800 square feet of community-serving retail and 30,600 square feet of open space.
“600 San Pedro will be a transformative space where people experiencing homelessness will find not just a roof overhead but a solid foundation for rebuilding their lives, fostering a community of support and empowerment,” said Senator Kevin Murray (ret), President & CEO, Weingart Center Association.
Weingart Center Association, a nonprofit organization with over four decades of experience providing housing and services to people experiencing homelessness, secured full entitlements for the site in 2019 and will serve as Managing General Partner and Service Provider. Related California, the West Coast affiliate of one of the largest developers and preservationists of affordable housing in the nation, will serve as the Administrative General Partner. Through their partnership, Weingart Center and Related California are combining their expertise and resources to help address the need to provide more permanent supportive housing in Los Angeles.
“We are proud to be working with Weingart Center to bring 600 San Pedro to life – a development that will help provide much-needed permanent supportive housing to Angelenos experiencing homelessness,” said Related California Chairman and CEO Bill Witte, who has a long history of supporting affordable and supportive housing, including during his tenure as Deputy Mayor for Housing and Neighborhoods and as Director of Housing and Economic Development for the City of San Francisco under then-Mayor Dianne Feinstein. “We hope 600 San Pedro will demonstrate that solutions are possible, collaborations work, and doing nothing is not an option. Public-private partnerships are a key component to addressing the homelessness crisis in Los Angeles and California.”
The 1.12-acre site, currently a parking lot, will be developed in two phases, with construction on both occurring simultaneously. The development will have two buildings: a 17-story high-rise residential mixed-use building and a four-story parking structure with retail space on the ground level. The apartments will come fully furnished with appliances, furniture, and air conditioning.
Through its thoughtful design, 600 San Pedro will feature expansive open space that will enhance the quality of life for its residents. The parking structure’s rooftop will offer an array of amenities that will provide for a versatile space for community events, gatherings, and more. This includes a courtyard, barbecue area, an amphitheater, and a community garden.
In order to meet the needs of the residents, Weingart Center will provide high-quality services to its residents, equipping them with the tools necessary to continue to stabilize their lives after experiencing homelessness. The services include individualized on-site case management, mental and physical health care, substance use services, employment and job training assistance, educational support, and more. Additionally, the development will feature a career center, library, laundry room, and fitness area to cater to the residents’ various needs and foster a supportive community environment.
The project has an estimated completion date of June 2025.
