The 50-acre site of existing public housing and infrastructure is being revitalized into approximately 1,700 new affordable and market rate homes. Amani and Nia are the newest affordable communities currently under construction in the Visitacion Valley neighborhood. The buildings serve families between 30% to 60% Area Median Income with 75% of the apartment homes set aside for existing Sunnydale public housing households, subsidized by a 20-year Section 8 Project Based Voucher (PBV) contract. With approximately 24,000 square feet of combined ground-floor commercial space, Amani and Nia represent the largest commercial developments at any HOPE SF site.Nia offers 90 apartment homes for low-income families plus approximately 4,000 square feet of ground-floor space, and a bicycle room and parking garage comprised of 133 parking spaces serving the residents of both buildings. The retail frontage along Sunnydale Avenue includes seven spaces that will be subleased to a combination of experienced commercial tenants and new entrepreneurs from the community, including a cafe and micro-retail spaces for local small business owners.The two buildings are connected by a central pedestrian mews and share a community room. Each building has its own lobby and outdoor courtyard. All apartment homes are ADA accessible or ADA adaptable. More than 15% of the apartment homes include mobility features, and 10% of the units include communications features.
